There are beautiful communities all along Scenic Highway 30A, but Alys Beach is in a category of its own.

I’ve been selling real estate along 30A for more than two decades, and Alys Beach is one of those places that immediately gets a reaction from buyers. You know the moment you arrive that it’s different. The white masonry architecture, palm-lined streets, courtyards and green spaces create a sense of place unlike anywhere else along the Emerald Coast.

But what makes Alys Beach so special goes well beyond its architecture.

What Sets Alys Beach Apart

One of the things I appreciate most about Alys Beach is how intentional everything feels.

The homes, landscaping, streets, pedestrian paths, public spaces, restaurants and amenities all work together. Nothing feels accidental. That consistency is a big part of what has allowed Alys Beach to maintain such a distinctive identity as it has grown.

For buyers, that matters.

When you’re investing several million dollars, or considerably more, in a second home, you’re not simply buying the house. You’re buying the community surrounding it and the experience of owning there.

Alys Beach understands that exceptionally well.

Architecture You Won’t Find Anywhere Else on 30A

The architecture is obviously the first thing most people notice.

Alys Beach is known for its iconic white masonry construction and architecture influenced by Bermuda, the Caribbean and Mediterranean coastal communities. Homes are designed around courtyards and private outdoor spaces, with clean lines and a remarkably cohesive streetscape.

That consistency is intentional.

Alys Beach has detailed architectural standards governing new construction as well as changes to existing properties. Those standards are one of the reasons the community has maintained its character so successfully.

As someone who has personally built, renovated, bought and sold homes along 30A, I pay a lot of attention to this. Architecture isn’t only about how a home looks today. I also think about how well the design will age and how the surrounding community will evolve over time.

Alys Beach has been exceptionally thoughtful about both.

A Lifestyle Designed Around Walking and Biking

Another thing buyers quickly notice is how easy it is to leave the car behind.

You can walk or bike from your home to the beach, restaurants, shops, green spaces and community amenities. Streets are designed on a more intimate scale, and the landscaping and pedestrian paths make walking through Alys part of the experience.

For many of my second-home buyers, this becomes much more important than they initially expect.

They come to 30A because they want life to feel easier here. They want to wake up, walk to coffee, spend the day at the beach or pool, bike to dinner and rarely think about getting in the car.

Alys Beach delivers that lifestyle extremely well.

The Amenities Are Part of the Experience

Alys Beach isn’t simply a collection of beautiful homes.

The amenities are a major part of what makes ownership here so appealing. The community offers private spaces designed specifically for owners and their guests, along with restaurants, shops, parks and gathering spaces woven throughout the neighborhood.

And because Alys Beach is still evolving, the community continues to add new residential, dining, retail and lifestyle offerings.

That is an important distinction between Alys Beach and some of 30A’s more established communities.

You’re buying into a community that already offers an extraordinary lifestyle, but one that is still being completed.

Alys Beach Is Still Growing

I occasionally hear buyers assume they’ve already missed their opportunity to buy in Alys Beach.

They haven’t.

Unlike communities such as Seaside, where new construction opportunities are extremely limited, Alys Beach continues to be developed in phases. Depending on current availability, buyers may find existing homes, newly completed residences, homes under construction or homesites.

That creates a different buying environment.

With new construction, there are additional considerations beyond price and location, design requirements, construction timelines, builder considerations and understanding what may eventually be built around you.

This is an area where experience matters. I’ve built spec homes myself and have been involved with construction and renovation projects throughout 30A, so I’m looking at much more than finishes when I’m helping a client evaluate a property.

What Does It Cost to Own in Alys Beach?

Alys Beach is unquestionably one of the highest-priced real estate markets along 30A.

But averages can be misleading here.

The value of an individual property can vary significantly depending on its location within the community, proximity to the Gulf, views, lot position, size, architecture, age, furnishings and outdoor living spaces.

That’s why I prefer to evaluate Alys Beach property by property rather than relying heavily on an average price per square foot.

Two homes with similar square footage can offer very different ownership experiences and very different values.

If you’re considering Alys Beach, I want to understand what matters most to you first. Is this primarily a family second home? Do you want to be close to the beach? Are views important? Do you prefer newer construction? Do you want a courtyard and private pool? Are you thinking about long-term resale?

Those answers help determine which properties actually make sense.

Alys Beach vs. Rosemary Beach

This is one of the most common comparisons I hear from buyers looking at the east end of 30A.

Both are exceptional communities, but they feel very different.

Rosemary Beach has a more traditional New Urbanist character, with architecture that varies from home to home and a lively town center that has become one of 30A’s most popular destinations.

Alys Beach feels more architecturally controlled, private and contemporary.

I wouldn’t say one is universally “better” than the other. I think one is usually a better fit for a particular buyer.

I’ve found that once buyers spend meaningful time in both communities, they generally develop a fairly strong preference.

Can You Rent a Home in Alys Beach?

Rental considerations should be evaluated carefully before purchasing any property along 30A.

If rental income is part of your plan, I recommend looking at the specific property’s rental eligibility, community rules, current Walton County requirements and realistic rental potential before making a purchase decision.

I owned and operated a vacation rental company along 30A for years, and I’ve owned (and still do own) vacation rental properties myself. Because of that experience, I tend to look at these properties differently.

I don’t want a buyer to purchase a home based on an optimistic rental projection.

I want to understand how the home is likely to perform, what expenses are involved, how its floor plan works for guests and, just as importantly, how easy it may be to resell someday.

Is Alys Beach a Good Investment?

It depends on what you mean by investment.

For some buyers, the goal is primarily financial. For others, the return is a combination of long-term appreciation potential, family use, lifestyle and having a tangible asset in a highly desirable coastal community.

Most of my Alys Beach buyers aren’t making a decision based on a spreadsheet alone.

They’re asking a broader question:

Is this a place where my family will want to come year after year, and am I comfortable putting this amount of capital into this particular property?

That’s the conversation I think is much more valuable.

There are properties I love as investments and others I love as second homes.  

Occasionally, a property does both exceptionally well.

Is Alys Beach Right for You?

Alys Beach isn’t going to be the right choice for every luxury buyer and that’s perfectly fine.

Some buyers prefer the energy and established town center of Rosemary Beach. Others want the amenities and family atmosphere of Watercolor. Some want more land, more privacy or a different style of architecture.

But for the buyer who values exceptional design, privacy, walkability, amenities and a highly curated coastal lifestyle, Alys Beach is difficult to replicate anywhere along 30A.

And that’s ultimately what makes it so special.

After more than two decades of selling real estate along 30Aand personally buying, selling, renovating, investing and building here, I believe the best purchase isn’t necessarily the most expensive home or the one with the prettiest photographs.

It’s the property that best fits how you want to use it, what you value and what you want your time at the beach to look like.
