Rosemary Beach has been one of the most sought-after communities along Scenic Highway 30A for decades, and it’s easy to understand why. The architecture, walkability, beautiful green spaces, private beach access and lively town center create a lifestyle that’s difficult to replicate anywhere else along the Emerald Coast.
I’ve been selling real estate along 30A for more than two decades, and Rosemary Beach has always had a special appeal. Many buyers first discover it while vacationing here, return year after year, and eventually start thinking about owning a home of their own.
What Sets Rosemary Beach Apart
There are beautiful communities throughout 30A, and each offers something different. Alys Beach is known for its striking white architecture and highly curated design. Watercolor offers extensive amenities and a relaxed resort lifestyle. Seaside has its iconic town center and place in the history of New Urbanism.
Rosemary Beach has its own distinct personality.
It feels like a true coastal village, with homes, restaurants, shops, parks and the beach all connected by pedestrian paths, boardwalks and shaded streets. Once you’re here, there’s very little reason to get in your car.
For a second-home buyer, that’s a big part of the appeal.
Architecture That Has Stood the Test of Time
Rosemary Beach was designed using New Urbanist principles, with an emphasis on walkability, community and architecture that works together rather than home by home.
One of the things I love about Rosemary Beach is the variety within that overall design.
You’ll find homes influenced by West Indies, Caribbean, Charleston and European architecture, along with courtyards, carriage houses, balconies and porches that make every street a little different.
At the same time, architectural guidelines have helped the community maintain a cohesive look and feel.
As someone who has personally built, renovated, bought and sold homes along 30A, I pay attention to how homes and communities age. Rosemary Beach has been around long enough for us to see that its architecture has staying power.
It doesn’t feel dated. It feels established.
Walkability That Really Matters
Rosemary Beach is one of the most walkable communities along 30A.
You can walk or bike to the beach, restaurants, coffee, shops, parks and community pools. The town center is integrated into the neighborhood rather than separated from it, and boardwalks connect the residential streets to the Gulf.
For many of my buyers, this becomes one of the biggest reasons they choose Rosemary Beach.
They want to arrive at their beach home, park the car and forget about it for a few days.
They can walk to breakfast in the morning, spend the afternoon at the beach or pool, meet friends for dinner and stroll home afterward.
That lifestyle is difficult to put a value on until you’ve experienced it.
A Fully Established Community
Rosemary Beach is built out, which is an important distinction for buyers considering the community.
There are no remaining homesites to purchase. If a buyer wants new construction on a particular lot, they would need to purchase an existing property, tear it down and build a new home within Rosemary Beach’s architectural guidelines.
What we have seen more frequently are significant renovations of existing homes. Some have been completely reimagined with updated interiors, kitchens, bathrooms, outdoor living spaces and pools, while still maintaining the architectural character that makes Rosemary Beach so distinctive.
For buyers, this means you’re primarily choosing among existing homes, and the differences between them can be substantial.
Location within the community, proximity to the Gulf and town center, lot position, renovations, condition, outdoor living, a private pool and whether the property has a carriage house can all have a significant impact on value.
That’s why I prefer to evaluate Rosemary Beach property by property rather than relying heavily on averages. Two homes with similar square footage can offer very different ownership experiences and very different values.
What Does It Cost to Own in Rosemary Beach?
Rosemary Beach is one of the higher-priced real estate markets along 30A, but there is a fairly wide range of properties within the community.
You’ll find everything from smaller cottages and carriage houses to substantial Gulf-front residences.
Rather than focusing solely on price per square foot, I look closely at the individual property.
Where is it located within Rosemary Beach? How close is it to the Gulf? Does it have a private pool? Has it been renovated? How does the floor plan function? Does it have a carriage house? What is immediately around it? And if rental income matters, how well does the property work as a vacation rental?
Those details can make a significant difference in value.
Vacation Home or Investment Property?
Rosemary Beach can work exceptionally well as a second home, a vacation rental or a combination of the two.
The important thing is knowing which one you’re buying.
If your priority is family use, you may care more about location, privacy, outdoor living and how the home functions when everyone is together.
If rental income is important, I’m going to look at the property differently.
I owned and operated a vacation rental company along 30A for years, and I’ve owned vacation rental properties myself. I look at sleeping capacity, bedroom configuration, proximity to the beach and pools, parking, outdoor spaces and the features vacationers value.
I don’t want a buyer to purchase a property based solely on an optimistic rental projection.
I want to understand how it is likely to perform and whether it makes sense for the buyer’s overall goals.
Rosemary Beach as a Full-Time Home
While Rosemary Beach is best known as a second-home and vacation destination, there are also owners who live here full time.
The walkability and town center make it more livable year-round than people sometimes expect. You have restaurants, shops, community spaces and the beach right outside your door.
For buyers considering making Florida their primary residence, there can also be different tax considerations than there are for a second home or investment property. Those are conversations I recommend having with your tax advisor and the appropriate local professionals before purchasing.
Rosemary Beach vs. Alys Beach
This is one of the comparisons I make most often with buyers looking at the east end of 30A.
Both are exceptional communities, but the experience is quite different.
Alys Beach is more contemporary, architecturally controlled and private. Rosemary Beach feels more traditional, established and active, particularly around the town center.
Rosemary also offers greater architectural variety, while Alys Beach is intentionally much more consistent in its white masonry aesthetic.
I don’t think one is universally better than the other.
Usually, one is simply a better fit for the buyer.
Once we spend time walking through both communities, buyers tend to know fairly quickly which one feels more like them.
Is Rosemary Beach Right for You?
Rosemary Beach appeals to buyers who want more than a beautiful house at the beach.
They’re buying the ability to walk almost everywhere, spend time with family and friends, enjoy restaurants and shops just outside their door, and be part of a community that has developed a strong identity over the years.
That’s also why choosing the right property within Rosemary Beach matters.
A home close to the Gulf offers a different experience from one closer to the town center. Some buyers want to be in the middle of everything, while others want a quieter location. Some prioritize a private pool, while others care much more about outdoor entertaining space or having a carriage house for guests.
The best property isn’t necessarily the biggest or most expensive.
It’s the one that fits how you want to spend your time here.

Many Rosemary Beach properties are used as vacation rentals, but buyers should verify the current rules and requirements for the specific property they’re considering. If rental income is important to you, I also recommend evaluating the individual home’s realistic rental potential before making a purchase.
Which is better, Rosemary Beach or Alys Beach?
They’re very different, and I wouldn’t say one is better. Rosemary Beach offers a more traditional architectural style, an established town center and a lively village atmosphere. Alys Beach offers a more contemporary, highly curated environment with a different collection of private amenities.
For most buyers, the decision becomes much easier once they spend time in both communities. It’s less about which community is better and more about which lifestyle feels right for you.
